It’s Time to Get a Pre-Winter Roof Inspection

It’s important to do a ‘system check’ on your roof to make sure it is sound to face the harsh winter months.

The Importance of Pre-Winter Roof Inspections and Maintenance

Don’t be one of the many property owners and supervisors that don’t think of their roofs until it’s too late. Leak repairs get very expensive during the winter months because it’s more difficult to complete repairs- they’re harder to fix during winter and it’s often quite dangerous. It’s best when roofing repair work is done during dry and safe conditions. Getting on top of your pre-winter roof inspection can save you a ton of money.

What to Expect From a Pre-Winter Roof Inspection

Beyond the contractor looking for leaks or issues with unusual wear and tear, they may also evaluate other areas of your roof. Most roofing contractors will look at the structure, materials, and workmanship of the roof. There are also different types of inspections based on those categories:

  • The Structural Roof Inspection: your roofing contractor will check for a variety of things that could impact the over all structure of the roof.  This will include chimneys that should be inspected for cracks for instance. They will also check the venting because improper venting can cause the build up heat and worse moisture. 
  • Material Inspection: This type of inspection just as it sounds. All the materials associated with your roof will get a once over. The inspector may also be able to give you an idea of how many years you have left on your roof.  On occassion, gaps might occur as materials age so that will be inspected also because gaps can lead to leaks or other damage. 
  • Interior Inspection: This will include all interior spaces like the attic. 
  • Workmanship Inspection:  When they look at workmanship, they will directly evaluate possible issues that could cause leaks. This will be very important if you have a skylight.  

What to Expect After Your Pre-Winter Inspection

After your roofing contractor completes the roof inspection, you’ll receive a detailed, in-depth report that details the condition of your roof and what repairs, if any, are needed to continue the good condition of your roof. Any repairs that are necessary should be scheduled as soon as possible; Before the snow, if you can. That way you’re prepared when the first snowfall blankets your neighborhood and you can be confident that your roof is ready for the season ahead.
